Template Introduction

The “XLCS Real Estate Project Full Cost Calculation Template” is developed based on the project expansion characteristics of Southwest Xilu City. It incorporates the strengths and features of full cost calculation templates from major real estate developers such as Greentown, Sunac, Country Garden, Jinke, Zhongliang, and Zhangtai. By combining the configuration standards of Xilu product types and preset conditions for conventional projects, it forms a fully intelligent dynamic cost calculation template. Simply input the key and local indicators of the project, and the template will automatically generate a complete set of engineering, sales, financing, tax, cash flow, and operational tables. What previously required cost professionals to spend several days collaborating with engineering/sales/finance departments to complete can now be accomplished by beginners within ten minutes. The entire template contains over 90 worksheets, covering all static/dynamic calculation and analysis charts for real estate project calculations.

Basic Features

  1. After entering a city name, the system automatically checks if the city is included in the database and loads the corresponding tax/fee information from the cloud database, classifying the city tier based on 1st-4th tier city classifications.

  2. Based on the city tier classification, the system automatically selects the corresponding 5-10 month pre-sale construction period template (can also be manually modified) and generates all construction milestones and master plans according to rough/finished delivery indicators.

  3. Based on the automatically generated phased construction milestones, the system generates phased pre-construction and construction payment plans (supports up to five phases) according to preset engineering payment ratios and pre-construction/construction payment proportion templates.

  4. Based on project area indicators, the system automatically classifies the project scale and selects pre-construction/construction payment ratios according to Xilu standards. Manual modifications are automatically validated against Xilu standards with suggested values provided (see “Data Validation & Verification” table).

  5. Based on city tier indicators, the system automatically imports Xilu-standard sales cycles and initial launch indicators for different product types, validating them against Xilu standards and providing suggested values (see “Data Validation & Verification” table).

  6. Based on city tier indicators, the system automatically imports Xilu-standard marketing expense indicators, validating marketing expense ratios against standards and providing suggestions (see “Data Validation & Verification” table). Monthly marketing expenses are automatically calculated based on monthly collections and marketing rates.

  7. Based on preset launch times, local supervision fund requirements, construction progress requirements, and sales/collection plans (can be manually adjusted), the system automatically generates annual/monthly sales reports and PPT sales reports.

  8. After entering interest rates and terms for different financing methods, the system automatically generates financing payment schedules.

  9. After selecting whether the project includes rental/car purchase options and project type, the system automatically calculates management fee control indicators and monthly payment plans according to Xilu standards, validating manually modified rates against standards (see “Data Validation & Verification” table).

  10. Based on preset Xilu product configuration standards and local material prices, the system automatically calculates pre-construction/engineering costs for corresponding product types (includes preset civil engineering cost breakdowns and general contracting cost calculation tables).

  11. After entering local tax information (defaults to automatically extracted city database information), the system automatically generates VAT, surtax, land appreciation tax, and income tax reports, producing final tax清算 data based on selected refund eligibility and ratios.

  12. Based on preset self-owned property operation templates, the system automatically generates self-owned property economic calculations.

  13. Based on the above sales revenue/costs and payment plans, the system automatically generates cash flow reports and trend charts.

  1. City Database Built-in city database collecting regulations and tax policies for major cities nationwide, providing reference data. Uses cloud-linked database for real-time updates. Automatically extracts city-specific data to populate key indicators, which can also be manually adjusted based on current policies.

  2. Cost Indicators Includes Xilu’s standard engineering cost values for various product lines, automatically adjusting for city tiers using cloud data.

  3. Construction Period Templates Six pre-sale period templates (5-10 months). System automatically selects templates based on city tier, with manual override options available.

  4. Construction Payment Templates Three payment method templates: a) Monthly progress payments for conventional projects b) Annual lump-sum payments c) Contractor advance payments for difficult projects, transitioning to normal monthly payments post-launch. One-click switching automatically updates cash flow calculations.

  5. Pre-construction Payment Templates Two payment method templates: a) Monthly progress payments for conventional projects b) Discounted contractor advances (adjustable ratios) for difficult projects, excluding certain fees, transitioning to normal payments post-launch.

  6. Sales Supervision Collection Templates Automatically selects collection templates based on local purchase restrictions and structural completion requirements for fund release, with manual adjustment options for collection milestones and ratios. Automatically generates sales collection plans for cash flow tables.

  7. Sales Fund Supervision Templates Five supervision fund templates (A-E) based on local regulations, with manual adjustment options for supervision milestones and fund utilization ratios. Automatically generates monthly supervision fund plans for cash flow tables.

  8. Construction Agency Fee Templates Input key agreement indicators and payment milestones to automatically generate monthly payment plans for saleable/non-saleable properties and bonus fees.

  9. Municipal Fee Calculation Templates Input local fee indicators (defaults to city database) and calculation methods. Automatically calculates municipal fees by floor area or project cost, with basement inclusion options. Two investment-based calculation modes: uniform standards or varied standards by floor count.

  10. Management/Marketing Fee Templates After entering project details, the system generates recommended fee rates based on Xilu standards. Ensure actual contract rates meet or exceed these values. Manual inputs override suggested values for full cost calculations.

  11. Non-standard Residential Land Appreciation Tax Templates After entering local non-standard residential definitions, the system automatically identifies such units based on FAR, unit size, and price indicators, calculating area ratios and separate land appreciation taxes.

  12. Finished Construction Period Templates Detects finished unit inputs and automatically adjusts delivery/acceptance options and corresponding construction period templates.

  13. Prefabrication Rate Templates Automatically adds corresponding costs to engineering budgets based on local prefabrication requirements.

  14. Pre-sale Progress Templates Calculates maximum floor count based on height restrictions and suggests initial launch dates based on local pre-sale progress requirements.

  15. Data Validation Automatically checks inter-table relationships and input errors, providing correction suggestions.

  16. Pre-built PPT Outputs Automatically extracts key results to generate presentation slides including: economic calculation tables, income statements, annual cash flow statements, annual sales reports, etc.

  17. Sensitivity Analysis Reports Comprehensive sensitivity analyses covering selling prices, land prices, and front-end financing disbursements.

Important Notes

1. All data in the template has preset conventional conditions and indicators. Unless project-specific indicators are required, defaults can be used. Only green-bordered cells accept manual inputs - other cells contain locked formulas.

  1. Engineering cost indicators are based on Xilu’s Tier 4 city Class D standards (minimum costs). For higher configurations or city tiers, the system automatically adjusts using cloud data. Manual modifications can be made in the “Upgrade Packages” section of the Engineering Indicators table.

  2. To ensure real-time city data updates, the template uses cloud-linked “Cloud City Database”.
